    Located on Bricknell Road in the coastal town of Goolwa North, this 5-lot residential subdivision was LS Development Group’s first project. We saw a tightly held coastal site with strong underlying demand and a servicing complexity the broader market had walked past, and took it from acquisition through to a fully sold-out subdivision in 18 months. Every lot was delivered fully serviced with Flowvac vacuum sewer, water, electricity, and NBN, approved through Alexandrina Council, and is now settled and supporting new homes in the township.

    A tightly held coastal parcel in Goolwa North that the broader market had largely overlooked, partly because of the servicing complexity involved. We secured the Bricknell Road site with clear planning pathways in place and built a subdivision strategy designed to maximise lot yield while meeting Council requirements and unlocking the Flowvac vacuum sewer connection.

    Working closely with Alexandrina Council and our consultant team, the Development Application was prepared, lodged, and approved without rework. Andrew & Associates completed the detailed services survey, Alexander & Symonds delivered the surveying, and WGA led the civil engineering design. Every referral agency requirement, including the Flowvac connection, was satisfied through the approval process.

    With DA approval secured, civil works were delivered on site by South Coast Civil. All five lots were created, fully serviced, and brought to practical completion, then taken to market and sold out in 18 months. Every lot has now settled, completing LS Development Group’s first project end to end.

Structured in two stages, a boundary realignment retained the existing front dwelling as an income-producing rental, then Development Approval was secured for six new community-titled residential lots at the rear. Mature trees were preserved through careful planning and arborist input. Approved through the City of Campbelltown and now to market.
